INTRODUCTION
All the necessary building permits and documents are obtained and the building site is prepared for construction work. The subject of this concept design is the newly planned office building on the crossing of Zagrebačka Avenue and Savska Street in Zagreb.EXISTING PLANNING DOCUMENTS AND BUILDING PLOT
Following the provisions from master planning documents of Zagreb, public architectural competition was for this development in 2008. The investor is AUTOSERVIS SAVSKA Ltd. and the organizer was Zagreb Architects' society (DAZ). This concept design was made in accordance with the winning project. A car mechanic workshop previously on the site, was demolished in accordance with the existing buildings removal plan made by Urbane Tehnike Ltd., after obtaining the Removal permit on january 9th 2009. The total volume of existing construction was 16.665,72 m3, which is evident in the above mentioned plan.BUILDING PURPOSE
The new building is planned as office building with complimentary commercial and service facilities. Basement floor levels (-1 to -6) will house storage and 320 car parking spaces. Power station and heating plant substation, as well as low voltage electrical distribution cabinets and telephone network room are also planned on basement floor -1. underground shelters for 300 people are planned on basement levels -4, -5, and -6.Water reservoirs for the sprinkler system are planned on floor levels -6 and 20. Facilities such as info counter, commercial and business spaces and cafe are planned on the ground floor level. On the first floor level, besides the offices, there is a cafeteria-style restaurant for people employed in the building.
A space for relaxing and recreation for building users is also planned on 4th level. it will consist of mini sauna and gym. Besides that, on the top floor of the taller building a restaurant and a bar is planned with a viewing platform and outdoor sitting space. Part of the flat roof is used as uncovered terrace. Office spaces are planned on the 2nd and 3rd floor of the building section on the edge of the built area along the Savska Street. These spaces are connected to the main building through a bridge, and are planned as open-space offices, as are the office spaces in the high-rise building, with the option of modular subdivision in the finishing phase.
20th floor is planned as service area and office space, as depicted in the plans. Light fixture (signal for airplanes) is planned on top of the building, in accordance with the regulations.
